Benefits of Sealcoting

There are several benefits to sealcoating, including increased durability and resistance to damage from weather elements such as rain, sunlight, and temperature fluctuations. Sealcoating can also help to reduce the amount of water that penetrates into the pavement, which can prevent erosion and help to prolong the life of the asphalt.

Preparing for Sealcoating

You can walk in your drive way 24-48 hours after application. All driveways should be protected by sealcoating to preserve the asphalt surface in much the same way a wood deck should be sealed. This will help guard against oxidation, cracking, oil spills and of course keep a nice flat black appearance to enhance your home and property. The driveway should be sealed 6 months to 1 year after it has been paved and every 3 to 5 years after the initial sealing. To ensure your driveway cures properly, we suggest keeping vehicles off the surface for two days. The hot humid weather will make the driveway softer. Try to keep your car in motion while turning the wheels. New sealer takes 30 days to cure but if it is hot and humid you can also make wheel marks by turning sharply or while sitting still and turning the wheels. It is common to see tool marks and streaks in the surface due to how we apply the sealer and conditions. This is normal and will mostly diminish over the next 3-4 weeks as the sealer cures. *On Track Sealing is not responsible for cracks that show up after the seal coat work is finished

Why Sealcoating?

Prolong the life of your asphalt: Sealcoating helps prevent damage from UV rays, water, and other environmental factors that can cause cracks and deterioration. Improve appearance: A fresh coat of sealant can give your driveway or parking lot a sleek, black finish that enhances the overall appearance of your property. Cost-effective maintenance: Sealcoating is a cost-effective way to maintain the condition of your asphalt and prevent the need for more extensive and expensive repairs down the line. Prevent oil and gas spills: Sealcoating creates a barrier that helps prevent oil and gas spills from penetrating and damaging your asphalt surface. Increase property value: A well-maintained driveway or parking lot can boost the value of your property and make a positive impression on visitors and potential buyers.

Randy D.

Amazing job! Completed quickly and so well! We are very pleased with the results and our driveway looks great! Price was fair, results were excellent.

Mark S.

After watching Steven do a neighbors driveway last year and seeing the quality of the job I had him do mine this year. Not only mine but also 3 of my neighbors. We are all very satisfied with the job that was performed. I would highly recommend this company.

Jeanne D.

Steve and his team are top-notch! He quickly responded to me (unlike many others who have yet to return my call), came out to evaluate my driveway, and provided the proposal which was very reasonable. He communicated through the process and was there when he said he'd be. His prep work and attention to detail added to the perfect sealing of the very large driveway.
